In UK by law, every property put on the market must have a Home Information Pack. The HIP provides an upfront picture of what the seller is selling and the buyer is buying.  It contains the sale statement, local searches, evidence of title and even an Energy Performance Certificate with tips on how to cut CO2 emissions.

With this kind of information at the start of the selling/buying process, a transaction is less likely to fall through before it is executed. As a buyer you have a right to see the Home Information Pack and you must ask for one from the agent you are dealing with.
